We list your home in the MLS in the “coming soon” status for up to three weeks in advance of it going on the market. This allows for all the other agents in Northern Virginia to see your home well in advance of it going on the market. Agents will email your listing to their buyers so they can arrange to see it on the day it goes on the market. You will lose potential buyers if this process is not done.
We also heavily market your home with print ads and digital ads to maximize exposure to buyers. We let over 5000 Samson Property agents know that your home is coming on the market. We use predictive analytics to review the interest in your home based upon the number of likes, saves, favorites, clicks, or direct inquiries that we get on your home while it is in the “coming soon” status. We can tell if we are priced right and estimate the number of contracts we will receive based upon this data. In some cases, we lower the price in the “coming soon” status to make sure that we get multiple offers when we go to the live “active” status in the MLS.
This usually results in offers significantly higher than the list price, with all or most of the contingencies in the contract removed. This could include financing, appraisal, and home inspection contingencies. If your home does not use the “coming soon’ status before going live, you are missing out on potential buyers which will cost you a lot of money at closing.
